Deposit

Reservations made >60 days before check-in require a deposit of 30% of the total rental including tax to be paid immediately upon booking. Balance is due 60 days before check-in.
Reservations made within 60 days of check-in require full payment of rental including tax. 

Damage Deposit Requirement: A $1,000 hold will be placed on your credit card on file a couple of days before your arrival and released after your uneventful stay.  

60+ days prior to check-in: deposit is forfeited 

Less than 60 days prior to check-in: nonrefundable
NOTE: Early departure does not warrant any refund of rent.

All reservations made will be held to our standard cancellation policy unless we are forbidden from renting our Florida property by a government order, in which case a full refund will be issued. If you are unsure about what might occur with your own state restrictions, beach closures, etc, we highly encourage you to purchase trip insurance. 

Check-in begins after 4:00 pm local time on the designated arrival date of your reservation. 

Checkout: Properties must be vacated no later than 10:00 am local time on the designated check-out date.

Rental of our home will be to responsible adults aged 30 or older. Properties are patrolled on a regular basis. Renter acknowledges that he/she will personally occupy the property for the entire lease period and will not sublet any portion of the property. Violation of any of these terms shall result in eviction without refund of any deposit, taxes or rental fees.

Maximum Occupancy – The maximum occupancy is 12. Allowances to this number may be made for babies or young children with prior request. At no point should occupancy exceed the number of guests approved by owner. Violation is grounds for early eviction without any refunds.  

Driveway accommodates 4 cars. Cars are subject to towing, and renter is responsible for all towing expenses if excess cars are parked on street and in unauthorized areas. Any oversized vehicles must be parked in main parking lot straight ahead as entering subdivision with prior permission.

This is a NON-SMOKING home. Absolutely no smoking inside the home or on the porches, including e-cigarettes or vaporizers. If the cleaners report smoke odor or see evidence of smoking at the departure cleaning, the damage deposit will be forfeited to pay for special cleaning of the condo.  

For the comfort of all guests, pets are not permitted.

Although travel insurance is not required, we strongly recommend that our guests consider a policy to protect against unforeseen circumstances that fall outside our refund policy.
